Fridays with the Fiddle Fig: Does staging a home make a difference?
This week's topic: Does staging a home make a difference when selling?
We run across a lot of sellers who don’t feel like their house needs to be staged or don’t want to spend the money to stage their home. Today lets talk about a few reasons why its important to stage a home.
To start lets go over a few stats. All these stats come from the National Association of Realtors.
- 49% of buyers agents said that staging had an effect on their buyers view of the home
- 77% said it was easier for a buyer to visualize a staged home
These are pretty staggering stats. Let me clear up one thing. Staging a home does not always mean taking ALL your furniture out and replacing it with someone else’s rented furniture. It means making your home look and feel how the average buyer expects it to look in this market.
Let me go over a few more stats:
- 29% of listing agents said they saw a listing sell for 1-5% more when staged
- 21% saw an increase in the sale price of 6-10%
- 39% of agents saw a drastic decrease in market time with a staged home
These are big numbers and can’t be ignored. We understand selling a home can be expensive. If you are on a budget the 3 most important rooms to stage are:
- Living room, most important
- Master bedroom
By staging just these 3 rooms we see a drastic difference in buyer response towards the home.
With the many steps to take when selling, things can get hectic. Let your realtor help you with this. We can recommend great stagers and interior designers.
At Compass we can take it even one step further. We are able to give interest free loans to our sellers to help pay for staging and other cosmetic repairs that should be made before listing your home, its called Client Concierge, and you pay the loan back with your proceeds when you close escrow. For more information on this reach out to us and we can go through your options.
